What is the 80 20 rule for mortgages?
Normally you have to put 20 percent down to get a conventional 80 percent loan, so with this rather clever mortgage plan, the lender is letting you borrow your down payment. Then the same lender can turn around and let you borrow the rest of the loan.
This meant to cover the cost of the home, borrowers used two home loans, one for 80% and another for the 20% down payment. Once the housing bubble burst, many homeowners found themselves with negative equity, known sometimes as being underwater (or upside down on the loan).
Ever heard of the 30% rule? It's the idea that you should budget a minimum of 30% of your gross monthly income (i.e., your before-tax income) for housing costs, and it's practically a personal finance gospel. Rent calculators often use the 30% rule as a default assumption to determine how much house you can afford.
An 80-10-10 mortgage is a loan where first and second mortgages are obtained simultaneously. The first mortgage lien is taken with an 80% loan-to-value (LTV) ratio, meaning that it is 80% of the home's cost; the second mortgage lien has a 10% LTV ratio, and the borrower makes a 10% down payment.
One of the most common piggyback loans is an 80/15/5 piggyback loan. This means that the structure would be as follows: 80% is the initial mortgage, 15% is the second mortgage, and only 5% is the down payment! This is HUGE because the borrower can borrow a higher amount with only 5% down and no mortgage insurance!
What is the 80/20 Rule exactly? It's the idea that 80% of outcomes are driven from 20% of the input or effort in any given situation. What does this mean for a real estate professional? Making more money in real estate is directly tied to focusing your personal energy on the most high value areas of your business.
What this really means is that overall, 20 percent of things are vitally important, while the other 80 percent are not. When used correctly, this one principle can greatly increase productivity and effective management skills. For real estate agents, time and project management is everything.
Consider another example. You have a remaining balance of $350,000 on your current home on a 30-year fixed rate mortgage. You decide to increase your monthly payment by $1,000. With that additional principal payment every month, you could pay off your home nearly 16 years faster and save almost $156,000 in interest.
Making extra payments of $500/month could save you $60,798 in interest over the life of the loan. You could own your house 13 years sooner than under your current payment. These calculations are tools for learning more about the mortgage process and are for educational/estimation purposes only.
Timing Requirements – The “3/7/3 Rule”
The initial Truth in Lending Statement must be delivered to the consumer within 3 business days of the receipt of the loan application by the lender. The TILA statement is presumed to be delivered to the consumer 3 business days after it is mailed.
How much mortgage can I get making $80,000 a year?
How much house can you afford? Following the 28/36 rule, with your $80,000 income, you want your monthly housing payments to stay below $1,866. If we assume a 30-year loan at 6.5 percent interest, with a traditional 20 percent down payment, that means you can likely afford a home of about $310,000.

The 28% rule says you should keep your mortgage payment under 28% of your gross income (that's your income before taxes are taken out).
Paying PMI can be more costly than paying interest on a piggyback second mortgage, which can be used in lieu of a cash down payment. Saving would depend on factors like the terms of the loans and cost of PMI.

The Rule of 72 is a simple way to determine how long an investment will take to double given a fixed annual rate of interest. Dividing 72 by the annual rate of return gives investors a rough estimate of how many years it will take for the initial investment to duplicate itself.
Why is there a 1% rule in real estate?
You can also apply the 1 percent rule to gauge whether or not a property might be a good investment based on its historical rent. For instance, if a home is listed for $200,000 and the most recent tenants paid $1,500 per month, that's less than 1 percent — and, therefore, probably not an attractive investment.
Making additional principal payments will shorten the length of your mortgage term and allow you to build equity faster. Because your balance is being paid down faster, you'll have fewer total payments to make, in-turn leading to more savings.
Even one or two extra mortgage payments a year can help you make a much larger dent in your mortgage debt. This not only means you'll get rid of your mortgage faster; it also means you'll get rid of your mortgage more cheaply. A shorter loan = fewer payments = fewer interest fees.
But if you have a relatively recent loan, you're likely looking at tens of thousands of dollars in savings and cutting as much as eight years off the life of your loan. Obviously, not everyone can afford to make two extra mortgage payments a year. You're basically increasing your housing costs by 16%.
