Is 3% good for mortgage?
Michael Zuber, author of One Rental at a Time and former tech worker turned real estate investor, told Fortune that a 30-year fixed mortgage at a rate of 3% is without question one of the best assets most homeowners will ever have.
In some cases, it can make sense to invest extra money – in hopes of earning a higher return – rather than using it to pay down the mortgage. "Very simply, if your mortgage rate is, say, 3% and you can earn more – like 5% – on your money, it makes financial sense to keep the mortgage," Randall says.
More than three-quarters of homeowners — 78.7 percent — have a mortgage rate below 5 percent, while nearly 6 in 10 — 59.4 percent — have a mortgage below 4 percent. Just 22.6 percent have a mortgage rate below 3 percent, according to Redfin.
Contrary to the popular appeal of lower mortgage rates, financial experts, including a former Federal Reserve economist, suggest that a return to the 2 percent to 3 percent rates might indicate severe economic distress.

Mortgage rates are likely to go down in 2024. Rates have already been declining since the start of August - they are currently at 5.95% for an average 2 year fixed and 5.57% for an average 5 year fix, down from 6.85% and 6.37% respectively. This has been helped by inflation coming down to 3.9%.
If your mortgage rate is lower than the inflation rate or lower than the returns you could reasonably expect to earn by investing your extra cash, paying your home off ahead of schedule may not save you money.
Will mortgage interest rates go back down to 3%?
But even as mortgage rates continue to go down in 2024, odds are the drop won't be drastic—it's not like rates are going to quickly return to the 2–3% range we saw at the end of 2021. The bottom's not about to fall out here.

The average 30-year fixed rate reached an all-time record low of 2.65% in January 2021 before surging to 7.79% in October 2023, according to Freddie Mac.

Even one or two extra mortgage payments a year can help you make a much larger dent in your mortgage debt. This not only means you'll get rid of your mortgage faster; it also means you'll get rid of your mortgage more cheaply. A shorter loan = fewer payments = fewer interest fees.
What happens if I pay an extra $1000 a month on my mortgage?
Since your interest is calculated on your remaining loan balance, making additional principal payments every month will significantly reduce your interest payments over the life of the loan. By paying more principal each month, you incrementally lower the principal balance and interest charged on it.
But if you have a relatively recent loan, you're likely looking at tens of thousands of dollars in savings and cutting as much as eight years off the life of your loan. Obviously, not everyone can afford to make two extra mortgage payments a year. You're basically increasing your housing costs by 16%.

By July 2020, the 30-year fixed rate fell below 3% for the first time. And it kept falling to a new record low of just 2.65% in January 2021.
